Training: How to Pick a Market?

What’s going on everybody. Welcome to guide number three, where we talk about picking your market. Now you’ve already done the bonus call with the battle plan call with me, and you’ve picked your why.

You’ve already got your daily routine established, and you’re holding yourself accountable, and you’re staying consistent, and I’m helped through that, and you got the bonus from taking action. And now you can see the daily disciplines. Now we’re into picking a market. Okay, you’ve had a couple wins so far. Time to pick the right market. That’s good for you. Okay? You don’t want to spend your time in a market that sucks. And you don’t want to be all over the country.

I know I’ve been there. I did nationwide wholesaling for two years. It’s a disaster, especially when you’re first getting started. You’re all over the place. You don’t have relationships, you’re trying to dispo things. It gets expensive. There’s just a lot of issues with displaying nationwide. You need to master one market and then go nationwide, then get pick a couple markets.

But start master one market. If you’re sitting here and you’re like, Well, I’m not a master of my market, well, pick one now there’s a quote I really like to do two things at one time is to do none. Okay, to do two things at one time is to do none. That’s true. Multicasting. A lot of people try to do it. I have a lot of people try to bring me deals from all over and over, and they barely do any deals. It’s because they’re always chasing you need to focus. Let me show you guys how to pick your market. Hopefully you understand, just briefly, from my experience, that it is expensive, it’s time consuming, it’s not good. You need to focus. If you’re in two different markets and you just started, don’t do it. Pick one. And let’s get into how you can pick so using privy.

If you have don’t have privy, it’s pretty dang simple. Okay, all you have to do is, under the Action tab of um, picking your market right here. All you got to do is click on this link and give it a shot. Now, if you’re like, oh Nate, you know, I don’t have 99 bucks or 150 bucks a month, you get to try it. And if you don’t like it, you can cancel it. Okay, but at least for this activity, I would definitely use privy.

If you don’t want to do privy, I can’t make you, but this is how I pick markets. Okay, so privy, the first thing comes up up on the screen is, where are the flips going on in the United States? And it’s got a certain amount of numbers. Now, one thing you’re going to notice is the highest numbers are in large metros.
there’s not a lot going on in carvers Nevada. There’s not a lot of opportunities. Now, there might be some, but you think you’re going to build a good business and be consistent in those areas? No, there’s not enough opportunities. You got Reno, San Francisco, I mean, you name it, reading, you got Salt Lake City, St, George Twin Falls.

You got nampum. If you just look and you zone in, you can say, hey, I’m going to pick this market. Okay, there’s enough opportunities going on where. I would suggest is, if you live in a major metro, just do where you’re from, because if you’re newer and the strategy we’re going to teach you with hitting up pre foreclosures and probates, you can go knock on those doors. You can go meet those people. You can get build that, that muscle of talking belly to belly, versus just doing all the over the phone virtually. Now, I have no problem with if you want to do it virtually, okay, but you need to pick one. So as simple as I can make it, all you have to do is get privy. Go and find out if it’s your backyard. Great. Go, take a look. Do a little bit of research. See how much action is going on and laws are always changing as well. If you’re in a city that doesn’t allow wholesaling, or in a market doesn’t allow wholesaling, I would network with an attorney or a title company and ask them what that looks like.

Obviously you can ask me. But if you want to be the entrepreneur and the business owner that the best you can be, you’re going to have to take the step of asking the right questions and learning for yourself directly from the source that I would so if you’re in any of those areas, just call a title company that’s investor friendly. You can find them on Facebook by just typing in your location where you want to go, and then real estate and just ask, Hey, what’s the breakdown with wholesaling or fixing flipping? But anyway, that’s it simple as that. I don’t want to confuse any you guys. This is a very short this should be a short and simple guide. And action you guys need to take, get privy.
